What is a Restricted Covenant?

I'm looking at buying a run-down house in the UK and renovating it, as it seems like the only way I'm going to be able to get onto the property ladder, but the search said that the land is subject to a restricted covenant. What is a restricted covenant, and how can I find out more about it?
